The Category 3 Laboratory formed part of the Hospital’s
ongoing development programme & by late summer
2006, Our Lady's Hospital were searching for a
supplier to help expedite the project.
Solution:
Roan Building Systems were awarded the design &
build contract for the construction of the new Laboratory,
an Off-site constructed Category 3 Laboratory. Build
quality (a structural design life in excess of 60
years), a proven ability to deliver on a short timeframe
& a strong working relationship with both the
client & architect were all important factors
in the appointment of Roan Building Systems as the
contractor.
As main contractor Roan Building Systems were also
responsible for PSCS & PSDP. This highly specialised
building required full clean room certification as
part of the contract.

to main hospital building

Fire Detection & Suppression Systems
Extension of existing hospital heating systems
Partitioning
Suspended Ceilings
Air-conditioning/ extraction systems
Floor covering including coved skirting
Decoration
Project supervision of all contractors
Clean room certification
Innovative Solutions:
The complete off-site fitout of the ward expedited the
programme time greatly. The off-site construction of
the building also greatly reduced the health & safety
risk:
- Significantly reduces the number of vehicle movements
on site
- Greatly reduced the threat of aspergillious by reducing
the onsite construction element
- Reduced working at height requirements
The 16 week programme timeframe was over 50% faster
than that offered by traditional building methods. Precise

team ensured this ambitious target was achieved.
